Fuse at Mason Square

  • Fuse at Mason Square is a 345,000-square-foot education facility located on the Arlington, Virginia, campus of George Mason University. The building houses graduate-level education and interdisciplinary research in a range of programs, including computing, artificial intelligence, data analytics, and cyber security. Fuse at Mason Square features 24 specialty labs, open and private offices, classrooms, retail areas, and event space.

  • As a financial consultant to Mason Innovation Partners, LLC, a JV between Edgemoor and Harrison Street, Align secured equity and debt financing for the new, 345,000-square-foot, multi-tenant, hub for digital innovation with space for the University, private industry partners, and retail. Align assisted the JV in closing on a construction loan originated by Sandy Spring Bank and on the closing of the equity with Harrison Street’s Social Infrastructure Fund.

Our Projects

University of Nevada, Reno (UNR)

  • University of Nevada, Reno (UNR), Mathewson Gateway Project includes a state-of-the-art College of Business and an adjacent hospitality/conference venue, will create a physical link between the University and downtown Reno, NV and catalyze growth for the region.

  • As a financial advisor to the development team, UNR/Edgemoor Gateway Partners LLC, Align engaged and negotiated with the Underwriting team, legal advisors, conduit issuers, 501(c)(3) entities for the project. Align also developed and executed a strategy with two ratings agencies, including the development of the teaser document and presentation, which summarized the key credit points, pricing, and the full presentation of the project. Align assisted in the development of the final financial model, which included various transaction scenarios and development options.

K12 Education Partners

  • K12 Education Partners, Inc. is a 501(c)(3) with the mission to provide high-quality, affordable housing to faculty and staff of K-12 public school districts.

  • Align served as an advisor to the nonprofit organization by guiding the management teams’ submission of the IRS application. Align crafted a creative charitable purpose for each entity that does not rely on traditional safe harbor income restrictions for its tax exemption. Align continues to provide support on an ongoing basis by analyzing and underwriting potential transactions, giving input on transaction structures, advising on financing options, and participating in presentations to clients.

Montgomery County Housing Opportunities Commission

  • Align was selected by HOC to serve in its pool of financial advisors.

  • Align coordinates closely with HOC staff to assess potential real estate transactions. This includes analyzing and proposing viable transaction structures, evaluating financing plans, and providing general advice to HOC on its real estate portfolio.
